In this modern age bathrooms and kitchens are highly prized areas of the home. You can invest a substantial amount for putting up a quality cedar fence and most people would never notice it. But if you spent a similar amount on your bathroom or your kitchen everyone would take immediate notice and begin to compliment you. At first thought, it may be curious why we put so much value on these rooms but with a closer look, we can understand that bathrooms help us take care of our bodies and our kitchens are often used for socializing with friends and family and sustaining our nutritional needs.
Which of These Rooms Should You Remodel First?
“Many homeowners who are considering selling their home want to know which of these rooms will have the greatest impact on resale value,” says a stone worktop expert at Zen Stone. Other homeowners may have recently come into some extra money or received a substantial tax refund and they’re wanting to use that in their home and they’re wondering which will bring the greatest value. To help you determine which will make the most sense for you, we have prepared the following process.
Which Remodel is Cheaper?
Bathrooms are usually less expensive to remodel. Minor kitchen remodels can cost upwards of £20,000 and sometimes over £50,000 for a major remodelling. In comparison, a minor bathroom remodelling can run around £17,000 and if a major remodelling is done where extra square footage is added, it could cost as much as £40,000 and upwards.
Which Will Cause the Least Disruption During the Remodeling Process?
In general, this is a very close call but most experts agree that the kitchen is slightly less disruptive. These are rooms that are used multiple times throughout the day but most would agree that if they had to live without one for a few weeks the kitchen would be a little easier to do without then the bathroom where you bathe and use the toilet, etc. If the kitchen is inaccessible you can still use delivery, restaurants, or even the microwave, hot plate or camping stove. But the things we use the bathroom for are less easily solved if we don’t have another in the home to use.
Which Room Can Be Remodeled Faster?
In most cases, the bathroom will take less time to remodel than kitchens. Typically a moderate bathroom remodels will take a little over 15 days. A moderate kitchen remodelling will often take up to a month and could take longer. Some kitchen remodelers say that depending on the size of the remodelling it could take two to six months to complete the kitchen.
Which Room Is Best to Increase Resale Value?
Most people consider the kitchen as the centre or focal point of the home. It is this reason that on almost every real estate website you will find that the first picture you see will be on the outside of the home and the next is the kitchen. This is also the room where realtors will spend much of their time when holding an open house. This makes the room the main focal point for potential home buyers.
Making an Informed Decision
Remodelling the kitchen is more intensive and will usually be more expensive than the bathroom. Even so, it often brings more satisfaction to the homeowner and plays a key role in raising resale value when compared to bathroom renovations. Although materials and labour cost are the same whether having the bathroom or a kitchen done, the fact that kitchens are usually larger means that the cost is higher and the national average is £37,000.
Bathrooms can often be done for half that price and often in half the time. This type of remodel on average runs about £18,000.
Counters and Cabinets
The kitchen will have on average about 15 linear feet of space needed for counters. You usually need a similar amount for the wall and base cabinets. The bathroom, on the other hand, will usually not need any more than 60 feet of base cabinets along with your countertop. In some cases, it might be possible to eliminate a countertop or cabinets and go simply with a pedestal sink.
Kitchens almost always have more floor space than found in most bathrooms and this drives the cost of a kitchen remodelling. The type of floor covering can include laminate which is a dependable and inexpensive material. Laminate cannot be used in bathrooms but vinyl or tile flooring can be.
